CONTRACT VALUE: $5.5M

The works being carried out on this project include the refurbishment and restoration of a residential complex consisting of 46 units at Airlie Beach, North Queensland. The development is situated in an elevated position that looks towards the Whitsunday Islands and the Airlie Beach foreshore.

The complex includes 18 one bedroom units, 15 two bedroom units, 8 three bedroom units, 4 three bedroom penthouse units and a managers residence. A swimming pool, spa pools, undercover car parking is provided for the use of residents.

Iqon took over the project when it was 70% complete after construction had stalled following initial developer / builder being terminated by the project funds manager Balanced Securities.

The works to be undertaken were significant as a number of defective works undertaken by previous builders needed to be rectified.

Briefly the defective works to be rectified comprised:

  • Upgrade of elements non compliant with the BCA. These include replacement of balustrades throughout the site, acoustic treatment of pipes and walls, vapour seals, passive fire protection and associated works.
  • Completion of building works in accordance with documentation to achieve occupation.
  • Design development of landscape elements to satisfy Local Authorities.
  • Relocation of main services encroaching the site boundary.
  • Redesign of various building elements to reduce construction costs.
